DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This CONTRACT (this “Contract”), made and entered into at Makati City, Philippines, on this 9th day of June, 2014, by and between –

[Name of Seller] [Particulars of Seller] hereinafter referred to as the SELLER,

-and-

[Name of Seller] [Particulars of Seller]  hereinafter referred to as the BUYER, and each of the SELLER and the BUYER, a PARTY,

WITNESSETH THAT:

WHEREAS the SELLER is the owner of that certain parcel of land with improvements situated in [LOCATION OF LAND] and covered by TCT No. [TCT NUMBER OF LAND] issued by the Register of Deeds of Makati, Metro Manila (the “Property”) and more particularly described as follows:

[TECHNICAL DESCRIPTION OF THE LAND]

WHEREAS the SELLER has agreed to sell the Property and the BUYER has agreed to buy the same, under the terms and conditions provided for in the Contract to Sell executed by the Parties on June 9, 2014;

NOW, THEREFORE, for and in consideration of the foregoing premises and the total purchase price of [AMOUNT OF THE PURCHASE PRICE], receipt of which is acknowledged by the Seller, the Seller hereby sells, transfers and conveys absolutely and irrevocably unto the Buyer all its rights, title and interest in the Property.

IN WITNESS WHEREOF, the PARTIES hereto have caused this Contract to be executed as of the date and at the place first written above.

The foregoing instrument, consisting of [NUMBER OF PAGES] including the page on which this Acknowledgment is written, refers to a DEED OF ABSOLUTE SALE for a parcel of land covered by TCT No. [TCT NUMBER OF THE PROPERTY] and improvements thereon and it has been signed by the parties and their instrumental witnesses on page two and on the right hand margin of each and every page thereof and all the pages bears the imprint of my notarial seal.
